In 2026, the construction picture around Aventura has become more varied than a list of luxury condominium renderings might suggest. A senior living community opened in March. A commercial project on Biscayne Boulevard broke ground in April. Two small condominium buildings near the city began construction during the summer, and a larger rental building reached its structural top in September. Meanwhile, city officials reviewed or approved changes to projects whose buildings are still not confirmed as underway.

The distinction matters: an opening is not a groundbreaking, a finished structural frame is not a delivered apartment, and a zoning approval does not mean construction has started. There is also a geographic issue. Some projects use Aventura in their names or marketing while their sites are in nearby unincorporated Ojus. This roundup separates those milestones and locations as of October 29, 2026.

What actually opened in Aventura in 2026?

Belmont Village Aventura officially opened on March 3 at 3510 Yacht Club Way. Its operator describes the property as an 11-story senior living community developed in collaboration with Turnberry. The confirmed milestone is the start of operations, not simply a projected construction completion. The building is a specialized residential property, not a conventional for-sale condominium development.

On October 1, Venture X Aventura opened a 17,893-square-foot flexible office location on the second floor of 10X Centre, at 18851 NE 29th Avenue. Operator Priddy Spaces reported 73 private offices. This is an opening of new workspace inside an existing office building; it should not be counted as a newly constructed tower.

Nearby, Blu Aventura at 2335 NE 186th Street provides another useful distinction. Leasing listings identify the apartment property as built in 2026, and a project marketing page reports that resident move-ins began in July. However, a Miami-Dade fire inspection dated September 9 still recorded outstanding items for portions of the development. This is evidence of phased occupancy activity, not confirmation that every building and amenity had received final approval. The site is in the Ojus area rather than the incorporated City of Aventura.

Centtral Aventura: a commercial project that broke ground

One of the clearest construction starts within the city is Centtral Aventura, at 20955 Biscayne Boulevard. Ocean Bank announced a $70 million construction loan in February, and commercial leasing firm Colliers announced the groundbreaking on April 7, 2026.

The nine-story project is planned as a combination of retail, restaurants and office space. Colliers describes roughly 145,000 square feet of commercial space and a 423-space parking garage. A lender release uses a slightly different floor-area total, so the figure is best treated as approximate rather than exact. Delivery is being targeted for the fourth quarter of 2027, subject to the construction schedule.

This milestone also shows why financing and groundbreaking should appear on separate lines in a development timeline. The loan was announced before construction officially began; neither event means the completed building is available to tenants today.

Two boutique condos started work near Aventura

Two 10-story, 32-residence condominium projects from Growin Group and Property Pro Partners reported groundbreaking milestones in 2026. EDEN Residences, at 2557 NE 190th Street, was the subject of a June 3 construction report and a developer announcement issued June 8. LEV Residences, at 2520 NE 191st Street, was reported to have broken ground in late June, with a July 6 development update.

Both projects are in Ojus, an unincorporated part of Miami-Dade County immediately adjacent to Aventura. Their proximity to Aventura Mall and Brightline's Aventura station explains the area's marketing name, but the municipal boundary remains relevant when checking permits, taxes and local rules. Reported late-2027 and 2028 delivery dates are targets, not completed handovers.

Because these are for-sale condominiums, their buyer due diligence differs from the rental projects also rising nearby. Construction contracts, condominium documents, deposit protection, insurance and permitted rental terms must be checked for each actual project rather than inferred from its advertising.

Aventana reaches its structural top — not completion

The 16-story Aventana project at 19640 West Dixie Highway reached its topping out milestone in September. Architect Baker Barrios confirmed the milestone on September 15. Plans call for 334 rental apartments, including 34 workforce housing units, plus approximately 3,340 square feet of ground-floor retail.

The project, developed by Pinnacle and Ram Realty Advisors, is near Brightline's Aventura station but is situated in Ojus. The developer team anticipates initial occupancy in summer 2027. The completed structure means the building has reached its planned top; exterior work, building systems, inspections and occupancy approvals remain separate steps.

Which major Aventura projects changed on paper?

At Aventura Corporate Center, 20801–20807 Biscayne Boulevard, the Flow / Canada Global development advanced through a revised municipal approval process in June. The new concept calls for 720 residential units in two 32-story towers, replacing an earlier design with 675 units in three 29-story buildings. Aventura City Commission records from June 2 address increased height and density and a revised parking arrangement. The evidence supports a changed approval, not a confirmed 2026 groundbreaking.

Aventura City Center, at 2999 NE 191st Street, also changed significantly. Municipal materials considered a residential tower and a hotel in 2026, while a July report said BH Group and Apollo Companies acquired Related Group's interest in the site. The developer's current materials describe roughly 250 rental residences and a 153-room hotel in separate phases. Some older marketing pages still describe Viceroy Residences Aventura as an active for-sale condominium concept. These should not be combined into one supposedly unchanged project: the plans, participants and residential product have evolved. No verified 2026 construction start for the revised concept was found in the materials checked.

Other schemes remain at earlier stages. A city development list identified Avenia / Aventura Harbor, at 20605 NE 34th Avenue, as approved for site planning with permitting underway, while the project site advertises 22 waterfront residences with FENDI Casa interiors. Those materials do not independently establish a 2026 start of construction. The city also has a mixed-use Cassa Residences application associated with 2822 NE 187th Street; a later site-plan record appears in a permit tracker, but its exact scope and whether physical work began require confirmation. Neither belongs on a completed-buildings list.

What should buyers and property watchers compare?

The first question is what is being sold or offered. Belmont Village is an operating senior living property; Centtral is commercial; Blu and Aventana concern rental apartments; EDEN and LEV are proposed-for-sale condominium residences under construction. A single label such as “new developments in Aventura” conceals these meaningful differences.

The second question is which milestone has actually occurred. For a planned condominium, an announced launch or city approval is not the same as foundation work or a certificate of occupancy. For a building under construction, a topping-out ceremony does not guarantee a handover date. For a property marketed as Aventura, check whether its parcel falls inside the city or in Ojus.

Readers comparing the surrounding resale market can start with the Aventura real estate catalog and its property-type categories. Those listings describe the broader existing market; they should not be presented as inventory in any of the construction projects named above.

What happens next?

By late October 2026, the strongest confirmed development changes are an opening at Belmont Village, a construction start at Centtral, summer groundbreakings at EDEN and LEV, and Aventana's September topping out. The Flow and Aventura City Center stories are also important, but primarily because approvals and project structures changed. The next milestones worth checking are verified construction permits, start-of-work records, completed inspections, certificates of occupancy and updated developer delivery schedules.

This is a dated development snapshot, not a promise of future delivery or a comprehensive inventory of every planning application. Where sources conflict, especially on unit counts or dates, the latest primary permit and the project's governing documents should take priority over outdated marketing summaries.
