1. Who We Are
Bonadomus operates this website and decides what personal information is collected through it and why. In this policy, “we,” “us” and “our” mean Bonadomus.
Bonadomus
18205 Biscayne Boulevard, Suite 2205
Aventura, FL 33160
[email protected] · +1 786 605 0488
Property inquiries submitted through this website are answered by the licensed real estate agent who works with us, Amalia Vargas, Florida license SL3205445. She holds her license with Beachfront Realty Inc, brokerage license CQ1003624, broker Mindy Kurkin, license BK0691034. Florida law requires the brokerage to be named in real estate advertising, which is why Beachfront Realty Inc appears in our footer.
Because our agent works under the brokerage’s license, Beachfront Realty Inc may receive your information where that is needed to provide brokerage services, to prepare or keep transaction documentation, to meet regulatory requirements, or to supervise the agent’s work. The brokerage handles that information under its own legal obligations and its own notices.
We work with service providers who operate parts of this website for us. Some of them act only on our instructions. Others, such as Google and messaging platforms, also process information for their own purposes under their own terms. Sections 5 and 8.2 explain which is which.
2. What This Policy Covers
It covers everything you do on bonadomus.com: browsing, reading articles, submitting the contact form, the callback form or a property inquiry form, subscribing to offers, and contacting us through the phone number and messenger links published on the site.
It does not cover the purchase transaction itself. Once you move from an inquiry to a transaction, you enter a regulated real estate process involving the brokerage, a title company, a lender and other parties. Each of them handles your information under its own obligations and gives you its own notices.
It does not cover other websites operated under the Bonadomus name in other countries. Those publish their own policies.
3. Information We Collect
3.1 Information you give us
Contact form. Your name, phone number, email address, and anything you write in the message field.
Callback form. Your phone number.
Property inquiry form. Your name, phone number, email address where you provide one, the property you asked about, and any preferences you describe, such as number of rooms, bathrooms, area, budget or location.
Subscription. If you check “Subscribe to receive new offers,” your email address goes onto our mailing list. The box is not checked for you.
Direct contact. If you call, email or message us on WhatsApp, Telegram or Viber using the details on the site, we hold what you send through that channel, including your phone number and the profile name your messaging app shows us.
Giving us this information is voluntary. Browsing the site requires none of it. If you do not give a phone number or an email address on a form, we cannot respond to your inquiry, because we would have no way to reach you.
3.2 Information collected automatically
Server logs. Our hosting provider records your IP address, the date and time of each request, the page requested, the referring page, and your browser and device identifiers. This happens for every visitor and cannot be switched off, because a web server cannot deliver a page without it.
Analytics and advertising. Described in Sections 4 and 5. These run only after you accept them.
3.3 Information from other sources
We do not buy contact lists, scrape contact details, or receive your information from data brokers or third-party lead generators.
Most of what we hold about you comes from you directly or from your use of this site. We may also receive information about you from our licensed agent, from Beachfront Realty Inc, from other parties to a transaction you are involved in, such as a seller’s agent, a title company or a lender, and from our service providers in the course of the work they do for us.
4. Cookies and Similar Technologies
A cookie is a small file stored on your device. We also use similar technologies, including browser local storage and tracking pixels. Our Cookie Policy lists each one individually. In summary:
Strictly necessary. Required for the site to work and to remember your language and currency selection. These run without consent, because the site cannot function without them.
Analytics. Tell us which pages people visit, how they arrive, and how they move through the site.
Advertising. Let us measure which advertisements produce inquiries, and show advertisements to people who have already visited the site.
Analytics and advertising technologies are set only after you accept them in our consent banner. You can change or withdraw your choice at any time using the cookie settings link at the bottom of every page. Withdrawing consent stops future collection. It does not undo what was collected before.
5. Analytics and Advertising
Subject to your choices in the consent banner, this site uses:
Google Analytics 4, property G-9L33HC3VPT, provided by Google, to measure how the site is used.
Google Ads, account AW-16494254243, provided by Google, to measure which advertisements lead to inquiries and to show advertisements to previous visitors across Google services and partner sites.
These are loaded through Google Tag Manager, container GTM-TK4Z8VMX.
We do not record your session. Nothing on this site replays your mouse movement, your scrolling or your keystrokes.
We do not use Meta Pixel, TikTok Pixel, or any other social media advertising tracker on this site.
Google processes this information on its own systems, under its own privacy policy, and in some respects for its own purposes. Our Cookie Policy links to it.
You can opt out of Google Analytics across all websites using Google’s browser add-on at tools.google.com/dlpage/gaoptout.
6. How We Use Your Information
What we do | Information used |
| Answer your inquiry, arrange a call or a viewing | Name, phone, email, message, property interest |
| Send you property options matching what you described | Name, contact details, stated preferences |
| Call you back after you submit the callback form | Phone number |
| Send marketing email about new offers | Email address |
| Measure how the site is used and improve it | Cookie and device identifiers, IP address |
| Run and measure advertising | Cookie and device identifiers |
| Keep the site running and secure, and investigate abuse | Server logs, IP address |
| Keep records of your consents and of how we answered your requests | Contact details and the record itself |
| Establish, exercise or defend legal claims, and comply with law | Whatever is relevant |
We do not use your information for any purpose other than those listed. If that changes, we will update this policy before the new use starts, and where the law requires your consent for the new use, we will ask for it separately.
7. How We Contact You
7.1 Calls and text messages
If you submit the callback form, you are asking us to call you, and we will, on the number you provide. If you submit the contact form or a property inquiry, we may call or text you about that inquiry using the number you gave us.
We do not make sales calls to people who have not asked to be contacted. We do not use automated telephone dialing systems, artificial voices or prerecorded messages.
Under the federal Telephone Consumer Protection Act and the Florida Telephone Solicitation Act, your consent to receive calls and texts is separate from your acceptance of this policy. You give it by checking the call consent box on the form. It is not a condition of buying anything from us.
You can withdraw it at any time. Tell the person who calls you, reply STOP to a text message, or write to [email protected]. We act on the request promptly and in any event within the time the law allows. Message and data rates from your carrier may apply.
We do not record telephone calls. If that changes, we will tell you at the start of the call and ask for your agreement before recording, as Florida law requires.
7.2 Email
We send marketing email only to people who checked the subscribe box. Every marketing message carries an unsubscribe link, and we act on it promptly. Once you unsubscribe we keep your email address on a suppression list, which exists only so that we do not email you again.
Email about an inquiry you submitted is not marketing. It continues regardless of your marketing preferences until your inquiry is closed.
8. Who Receives Your Information
8.1 Recipients
Our agent. Amalia Vargas receives every property inquiry, because she is the licensed person who can act on it.
Our own staff. Colleagues who handle inquiries and marketing, in the locations described in Section 10.
The brokerage. Beachfront Realty Inc, where needed for brokerage services, transaction documentation, regulatory requirements or supervision, as described in Section 1.
Analytics and advertising providers. Google, as described in Section 5.
Service providers. Listed in Section 8.2.
Where the law requires. Courts, regulators, law enforcement and our professional advisers, where we are legally obliged to disclose, or where disclosure is necessary to establish or defend a legal claim.
In a business sale. If our business or its assets are sold, your information may transfer to the buyer, which would remain bound by this policy until it gives you notice of any change.
8.2 Service providers
Website development, analytics and advertising operations. WEBDELO LLC builds and maintains this website and manages our tag management, analytics and advertising accounts on our instructions. It does not use your information for its own purposes.
Website hosting. Our hosting provider operates the servers that deliver this site and holds the server logs.
Email hosting. Our email provider operates the mailbox that receives your inquiry.
Email marketing. Our email marketing platform sends messages to our mailing list and processes unsubscribes.
Messaging. WhatsApp, operated by Meta, and Telegram and Viber, if you choose to contact us there. If your inquiry reaches us through one of these apps, its operator also processes that message under its own terms.
The providers above that process personal information on our behalf, namely WEBDELO LLC and our hosting, email and email marketing providers, are bound by written contracts requiring them to act only on our instructions, to keep the information secure, and not to use it for their own purposes.
Google and the messaging platforms are different. They process information on their own systems, under their own terms and privacy policies, and in some respects for their own purposes. We do not control how they do that. Read their policies before using their services to contact us.
9. Sale and Sharing of Personal Information
We do not sell your personal information for money, and we never have.
Several US state privacy laws define “sale,” “sharing” and “targeted advertising” more broadly than an exchange for money. Under those definitions, our use of advertising cookies counts as sharing personal information for cross-context behavioral advertising. We disclose this openly rather than rely on the narrow reading.
You can opt out at any time through the Your Privacy Choices link in our footer, or by changing your selection in the cookie settings. See also Section 14 on Global Privacy Control.
We do not sell or share the personal information of anyone we know to be under 16.
10. Where Your Information Is Handled
We are a United States business and this site serves the United States market. Your information is nonetheless handled in more than one country, and you should know that.
- The website and its server logs sit on hosting infrastructure located outside the United States.
- Your inquiry is read and answered by our team outside the United States and by our licensed agent in Florida.
- Analytics and advertising data is processed by Google on its own infrastructure, which includes locations outside the United States.
Countries differ in the privacy protections their laws provide, and some do not offer protections equivalent to those in the United States. We require every provider that processes information on our behalf and every member of our team who handles your information to protect it under the standards described in this policy, wherever they are.
11. How Long We Keep Your Information
Information | Kept for |
| Inquiry received by email | 24 months from your last contact, then the message and its thread are deleted |
| Inquiry or conversation on WhatsApp | 24 months from your last contact, then the conversation is deleted |
| Mailing list subscription | Until you unsubscribe |
| Suppression list after you unsubscribe | Indefinitely, holding only your email address, so that we do not contact you again |
| Record of a consent you gave and when | 5 years after that consent ends |
| Record of a privacy request and our response | 24 months |
| Server logs | 30 days |
| Google Analytics 4 | User-level and event-level data for the period set in our Google Analytics account, which is no longer than 14 months. Aggregated reports carry no identifiers and are kept indefinitely |
| Google Ads | Advertising identifiers in our audience lists for the membership period set in our Google Ads account, which is no longer than 540 days |
| Transaction records, once brokerage paperwork exists | At least 5 years, and longer where Florida law requires. Held by the brokerage under Florida Statutes §475.5015 and Florida Administrative Code Rule 61J2-14.012 |
Where a period runs “from your last contact,” the clock restarts each time you contact us. We may keep information longer where we need it for a legal claim, and only for as long as that claim is live.
12. Security
We serve the entire site over encrypted connections. Access to inquiry mailboxes and messaging accounts is limited to the people who need it to do their work. Our service providers are contractually required to maintain appropriate security measures.
No system is completely secure. If a breach affects your personal information, we will notify you and the relevant authorities as required by Florida Statutes §501.171 and the laws of your state.
13. Your Privacy Rights
13.1 Everyone
Whatever state you live in, you can ask us to:
- tell you what personal information we hold about you
- correct it if it is wrong
- delete it
- stop sending you marketing email
- stop calling you
Email [email protected] or write to the address in Section 19. Put “Privacy Request” in the subject line so it reaches the right person.
13.2 Additional rights under state privacy laws
California, Colorado, Connecticut, Delaware, Indiana, Iowa, Kentucky, Maryland, Minnesota, Montana, Nebraska, New Hampshire, New Jersey, Oregon, Rhode Island, Tennessee, Texas, Utah, Virginia and a growing number of other states have comprehensive privacy laws. Each of these laws applies only to businesses that meet its thresholds. Depending on where you live and whether an applicable state privacy law covers us, you may have the rights below.
Florida’s Digital Bill of Rights applies only to companies far larger than ours. Wherever we can, we honor the requests below from any US resident, including Florida residents, whether or not a state law requires us to.
Know and access. Ask what categories of personal information we collected, the sources, the purposes, the categories of recipients, and the specific pieces of information we hold about you.
Correct. Have inaccurate information corrected.
Delete. Have your information deleted, subject to the records we are legally required to keep.
Portability. Receive a copy in a portable, readily usable format, where the request is technically feasible.
Opt out. Opt out of sale, sharing and targeted advertising, as described in Section 9.
Appeal. If we refuse your request, you may appeal. Reply to our decision and we will review it and respond, with reasons, within the period your state law sets. If we refuse the appeal, you may contact your state attorney general.
13.3 Categories of personal information we collect
Identifiers. Your name, phone number, email address, IP address and cookie identifiers. Collected from you and automatically from your device. Disclosed to our agent, to the brokerage as described in Section 1, to our service providers, and to our analytics and advertising providers.
Commercial information. The properties you asked about, and any budget or preferences you stated. Collected from you, and where Section 3.3 applies, from our agent, the brokerage or other parties to a transaction. Disclosed to our agent, and to the brokerage as described in Section 1.
Internet and device activity. Pages viewed, links and buttons clicked, and referring site. Collected automatically. Disclosed to our analytics and advertising providers.
Approximate location. Your city or region, inferred from your IP address. Collected automatically. Disclosed to our analytics providers.
Of these, the categories shared for cross-context behavioral advertising are cookie identifiers, IP address, internet and device activity, and approximate location. Your name, contact details and stated property preferences are never shared for advertising.
We do not collect sensitive personal information as those laws define it. We do not use or disclose any information for purposes that would give you a right to limit its use. We do not conduct profiling that produces legal or similarly significant effects, and no automated system decides whether you are shown a property, quoted a price, or contacted. People read and answer inquiries.
13.4 How we handle your request
We confirm your identity before acting, normally by replying to the email address or phone number we already hold for you. We do not charge for this.
We respond within 45 days, and may extend once by a further 45 days where a request is complex, in which case we tell you within the first 45 days and explain why.
An authorized agent may submit a request on your behalf with your written permission, and we may ask you to confirm the authorization directly.
We do not discriminate against you for exercising any of these rights. We do not deny service, charge different prices, or provide a different quality of service. We do not offer financial incentives in exchange for personal information.
13.5 California Shine the Light
California residents may request details of personal information we disclosed to third parties for those third parties’ own direct marketing purposes in the prior calendar year. We do not disclose personal information for that purpose.
14. Global Privacy Control
We honor the Global Privacy Control signal. If your browser or extension sends it, we treat it as a valid request to opt out of sale, sharing and targeted advertising, and we apply it to that browser automatically. You do not need to do anything else. If you are otherwise identifiable to us, we apply the opt-out to the information we hold about you as well.
15. Children
This website is not directed at children and we do not knowingly collect personal information from them.
Do not use this site or submit information through it if you are under 13.
We do not knowingly sell or share the personal information of consumers under 16. Under California law, a consumer between 13 and 16 must affirmatively opt in before their personal information is sold or shared, and a parent or guardian must opt in for a child under 13. We do not seek that opt-in, because we do not knowingly collect information from anyone in those age groups.
If you believe a child has given us personal information, write to [email protected] and we will delete it.
16. Articles and Editorial Content
Our blog publishes general information about buying property in Florida, including taxes, financing, ownership costs and relocation. That content is editorial and general. It is not legal, tax, immigration or financial advice, and it does not take account of your circumstances. Speak to a qualified professional before acting on any of it.
Reading an article does not create any relationship with us. We do not collect contact details from you for reading one, we do not build a profile of you based on which articles you read, and we do not add you to any mailing list or calling list because you read one.
Some articles include an inquiry form. Submitting that form is a separate and deliberate step, and it is the point at which we collect your personal information. What happens after that is set out in Sections 3, 6 and 7.
17. Other Websites
This site links to other websites, including property developer sites, virtual tour providers and external references. We do not control them and we are not responsible for their content or their privacy practices. Read their policies before giving them your information.
18. Changes to This Policy
We update this policy when our practices change. The date at the top always shows the current version. If we make a change that materially affects you, we will say so prominently on the site before it takes effect.
A change to this policy does not by itself give us your consent to anything. Where the law requires your consent for a new use of your information, we will ask for it separately and will not start the new use until you give it.
