Fortune International Group and Château Group have secured a reported $463 million financing package from Madison Realty Capital for The St. Regis Residences, Sunny Isles Beach. The loan replaces existing construction debt and supplies funding for work on the project's South Tower, according to reports published on October 26, 2026.
The distinction matters. The $463 million is the size of the new financing facility—not an additional $463 million in construction spending. A substantial portion is intended to refinance debt the developers previously obtained from Bank OZK.
What the $463 million loan covers
Commercial Observer and Bisnow identify Madison Realty Capital as the new lender and Fortune International Group and Château Group as the developers. Berkadia arranged the transaction. The reporting describes a package that will retire prior Bank OZK financing and support continued construction of the South Tower at 18801 Collins Avenue.
The previous Bank OZK loan had reached approximately $418.3 million by December 2025. The latest facility therefore reflects a change in the project's financing structure as well as funding for work ahead. The difference between the two headline figures should not be treated as a verified amount of fresh construction cash: fees, loan payoffs, reserves, disbursement conditions and other terms have not been independently established from the signed financing documents.
Madison Realty Capital has been identified as the lender in multiple industry reports, including reporting that cites a statement from the firm's managing principal. However, the recorded mortgage instrument and complete loan terms were not available for this editorial review.
Two towers, two distinct construction stages
The St. Regis Residences is a planned two-tower condominium development on the Atlantic Ocean in Sunny Isles Beach. Its current configuration comprises 320 residences in total: 170 in the South Tower and 150 in the North Tower. The architecture is by Arquitectonica, according to project and construction reporting.
The South Tower is already under construction. Earlier in 2026, contractors completed a major foundation pour, and the October financing is reported to support continued work on that building. The developers' representative cited by Commercial Observer anticipated completion of the South Tower by the end of 2028. That remains a projected schedule, not a guaranteed delivery date.
The North Tower is a separate phase. In April 2026, its developers obtained approximately $113.75 million from City National Bank of Florida for pre-development activity. Commercial Observer reported on October 26 that North Tower construction had not yet begun. The project's official website advertises North Tower residences for sale; sales activity and the physical start of construction are different milestones.
What buyers should take from the financing announcement
Construction financing is relevant to a buyer evaluating the progress of a condominium development, but it does not replace project-level due diligence. A headline loan amount does not disclose when particular funds may be drawn, whether a specific unit is available, or when a building will receive the approvals required for occupancy.
For prospective buyers, the documents worth reviewing are the current purchase contract, deposit and escrow provisions, condominium disclosures, approved plans and the latest construction schedule. A buyer should also confirm which tower and residence are covered by a particular sales offering rather than treating the two buildings as one delivery phase.
There is a further branding distinction: the official project website says the St. Regis name is used under license from Marriott International, which does not own, develop or sell the residences. That matters when identifying the contractual seller and the parties responsible for the development.
For comparison beyond this development, readers can explore new residential developments in Miami and condo listings across South Florida. These general catalogs are not listings for St. Regis Residences.
Location comparisons should remain separate from the project's financial news. Bonadomus also offers property listings in Aventura and a separate selection of Bal Harbour properties, two distinct markets that readers may wish to examine alongside Sunny Isles Beach. Neither catalog is a St. Regis inventory or a verified price benchmark for its residences.
For a wider search covering different property types, the regional real estate catalog provides another starting point. Buyers weighing a condominium against a different ownership format can also browse single-family homes across South Florida, while recognizing that their property costs, association rules and maintenance responsibilities may differ. Current listing availability, building age, association costs and purchase terms should be checked for each individual property.

What happens next
The next meaningful updates will concern actual construction progress at the South Tower, any verified start of work on the North Tower and the details of the new loan as reflected in public records. As of the October 26 announcement, the material change is the reported $463 million refinancing and construction-financing arrangement—not a completed tower or a confirmed occupancy date.
