MiamiMLS records show the property was listed at $55 million on August 13, 2026, before being recorded as sold for $51.5 million on August 24.

The transaction surpasses the previous $40.25 million MLS sale at 101 N. Hibiscus Drive in August 2024, providing a new comparable for the upper end of the waterfront single-family market in this part of Miami Beach.

A New Benchmark for Hibiscus Island

At $51.5 million, the sale is more than $11 million above the previous $40.25 million MLS benchmark.

The comparison is especially relevant because both properties occupy waterfront sites of approximately 21,000 square feet with roughly 120 feet of water frontage.

For real estate professionals, buyers and sellers evaluating high-end waterfront homes, a closed transaction carries more weight as a comparable than an asking price. The latest sale therefore creates a new reference point for recently completed estates on Hibiscus and Palm islands.
