A new milestone on Brickell Key

Swire Properties announced the groundbreaking of The Residences at Mandarin Oriental, Miami on October 1, 2026 . The event took place on Brickell Key, where the developer plans a pair of towers combining private residences, hotel-linked residences and a new Mandarin Oriental hotel. Mandarin Oriental followed with its own announcement on October 6.

This milestone comes after the demolition of the former Mandarin Oriental hotel earlier in 2026. The groundbreaking marks the project’s transition into its announced construction phase; it does not mean the new buildings are complete or ready for occupancy.

What the two towers will contain

Architecture firm Kohn Pedersen Fox (KPF) designed the two towers. The 66-story South Tower is planned for 228 private residences , with interiors conceived by Tristan Auer. The 33-story North Tower is planned for 70 private residences , 28 turnkey Hotel Collection residences and 121 hotel rooms ; Laura Gonzalez is responsible for the North Tower residential interiors.

According to Swire Properties, the buildings will share an approximately 100,000-square-foot amenity podium with pools, wellness facilities, dining and common spaces. These are proposed project features, not amenities currently available to residents.

The North Tower will combine hotel operations and private ownership. That distinction matters: a branded residence is not simply a hotel room, and the rights attached to a particular unit depend on its purchase documents and applicable condominium rules.

More than $1.7 billion in reported sales

At the time of the announcement, Swire Properties said sales across the development had exceeded $1.7 billion . The developer reported the South Tower as 80% sold and the North Tower as 25% sold . Its release also attributed more than $620 million in sales to 2026.

The figures indicate the level of contracting reported for this particular ultra-luxury development. They do not establish a comparable growth rate for the wider Brickell, Miami or Miami-Dade condo market.

Brickell Key and what happens next

Brickell Key is an island immediately east of the Brickell financial district, connected to the mainland by bridge. Swire Properties has been involved in its development for decades. The new project continues that history on the waterfront parcel previously occupied by the Mandarin Oriental hotel.

The developer’s current target is completion in 2030 . That is a forward-looking schedule rather than a confirmed occupancy date. Construction progress, inspections, approvals and eventual handover of individual residences remain separate milestones.

Why This Matters

The milestone changes the project’s status from a marketed development with pre-construction sales to one with an officially announced construction start. Readers comparing Brickell Key condos should assess that milestone separately from completed inventory, where conditions, occupancy and operating costs can be inspected directly.

For now, the clearest next questions are how construction proceeds and whether the developer maintains its stated 2030 timetable. Future updates should be based on observed project milestones, not the target date alone.
